What is Magnolia Private Residence Club?

The Club is a private, member-owned, luxurious Private Residence Club comprising elegant three-bedroom residences, in the heart of scenic Highway 30-A between WaterColor and Rosemary Beach. The Club is designed to offer owners a variety of amenities and services, provide worry-free ownership, and ensure hassle-free vacations.

If I purchase at the Club, do I own real estate?

Yes. Ownership is evidenced by a real estate deed, which is recorded and guaranteed by a title insurance policy. Each Club owner is conveyed a 1/8th undivided, deeded interest in one of the Club's fully furnished residences and has flexible access to all residences. Like other real estate, ownership may be sold, willed, transferred or placed in a trust at any time.

How many ownerships will be sold?

The Club will offer only eight ownerships for each Club residence. There are 17 three-bedroom residences, allowing for all 136 owners to have flexible and abundant usage.

Can more than one individual own a single ownership?

Yes. Owners can form partnerships to control an ownership.

What are the advantages of ownership?

Residence club ownership is designed to provide generous and flexible vacation use and remove the worries typically associated with vacation-home ownership such as upkeep and maintenance. Residence clubs also significantly reduce the financial burden through shared ownership as well as shared taxes and insurance.

Have private residence clubs been developed at other resorts?

Yes. This ownership concept has been enthusiastically embraced by affluent buyers at premier resorts such as Aspen, Vail, Telluride, and Steamboat Springs, Colorado; Deer Valley, Utah; Napa Valley and Lake Tahoe, California; Cabo San Lucas, Mexico; and Tucker's Town, Bermuda. There is also a luxurious private residence club in Manhattan. Each of these clubs is owned and operated much like Magnolia. Similar clubs are in development in a variety of other prestigious beach, golf, mountain and urban destinations. The creators of the residence club concept are part of the Magnolia development team.

As an owner, how often can I vacation at Magnolia?

As often as you wish, subject only to the Club's reservation procedures. As a Club owner, you have the flexibility of reserving Club vacations well in advance, as well as booking space available and short notice vacations. There is no limit to the amount of use. If some owners visit their Club less often, other owners can visit more. You pay only the published housekeeping fees whenever you vacation at your Club on a space available or short notice basis.

Is Magnolia a typical timeshare development?

No. Magnolia is owned and enjoyed much like a private equity golf country club. Timesharing typically provides the right to use only a specific week and lodging is limited to a specific unit. Magnolia owners have access to all Club residences with the right to use anytime, subject to the reservation procedures and availability.

How do owners reserve lodging?

The Club's reservation policies allow owners to reserve vacations well in advance, while also accommodating more spontaneous visits. Each December, owners reserve their planned vacations for the coming year. Space available and short notice vacations may be reserved throughout the year.

What if the number of owners wishing to stay exceeds the number of available residences?

Magnolia is designed to equitably allocate peak-period planned vacations when demand for accommodations may exceed supply. A Rotating Priority System® ensures all owners will have equal access to high-demand periods over the years. This system has proved fair and equitable for over 15 years.

Will Magnolia owners always stay in the same residence?

Not necessarily. To provide greater flexibility and availability, owners have equal access to all 17 residences. All residences have three bedrooms and three bathrooms and are similarly furnished and accessorized. Special requests will be granted when possible.

Can Magnolia owners reserve more than one residence during the same time period?

Yes. Because Club owners are not restricted to the particular property they own, they can reserve more than one residence at any given time to accommodate family reunions, executive retreats and larger groups of friends and family—if sufficient residences are available.

Do owners have guest privileges?

Yes. Owners may invite guests to stay with them during their vacations and they may also invite unaccompanied guests to use any of their planned vacations without a guest fee.

What is the quality of construction, furniture and accessories at Magnolia?

Construction is of the highest quality and is comparable to other new, upscale Florida vacation residences. For example, the kitchens offer a host of luxury features and appointments, including professional grade appliances and granite countertops. A well-respected interior design firm ensures that each room is fully furnished and sophisticated.

Do owners pay annual fees?

Yes. Magnolia owners pay annual fees for the professional management, operation and maintenance of all Club residences and facilities. These fees are significantly lower and are more comprehensive than those of a wholly-owned vacation home. Included in these annual fees are funds for property taxes, insurance, utilities, administrative salaries, supplies, maintenance, window washing, trash removal, legal/accounting, housekeeping services during planned vacations and reserves for the replacement and/or refurbishing of Club facilities. Who establishes the dues and controls the affairs of the Club?

An owner-elected board will establish budgets and fees on an annual basis.

Will Magnolia be open to the public?

When fully subscribed, the Club will be operated for the exclusive use and benefit of the owners and their guests. Prior to full subscription, limited public use will be permitted for marketing purposes. This type of use will not diminish lodging availability for owners.

Do owners pay any lodging charges when they stay at their Club?

No. Owners do not pay for use of Club residences. They do pay for housekeeping when vacationing on a space available or short notice basis and any additional requested services such as grocery and babysitting services.

If I purchase, when will I begin enjoying vacations at Magnolia?
